Council Approves Rezoning Request to Enhance Property Marketability

At its January 14 meeting, the Addison City Council approved a request to rezone 1.55 acres at 3953 Belt Line Road from Planned Development to Local Retail (LR) district. This change, requested by Claudia Cook of Addison West JV, allows for a broader range of uses, increasing the property’s marketability and tenant options.

Currently, the property features a blood donation center, office space, a restaurant, and a beauty salon. The restaurant operates under a Special Use Permit allowing for the sale of alcoholic beverages for on-premises consumption.

Under the previous zoning, permissible uses were highly restricted, with specific square footage limits for furniture stores, offices, restaurants, and retail. The new Local Retail (LR) zoning designation provides greater flexibility, making the property more attractive to a diverse mix of potential tenants.
